4 Bedroom Detached House For Sale
4 bedroom detached house for sale 9 11000000Strutt & Parker, Cambridgerightmove

The Lodge at Wood Hall is a handsome period property set in rolling parkland on the site of
a sprawling Edwardian country house, six miles from the soughtafter town of Saffron Walden. The
accommodation could benefit from some modernisation, but the property offers well-proportioned reception rooms and plenty of potential to be a superb family home in a desirable
countryside setting. The ground floor accommodation includes two comfortable reception rooms – the drawing room and sitting
room. Both are over 16ft long, with dual aspects, while the drawing room has a brick-built open fireplace. The kitchen and breakfast room to the rear has plenty of storage space in cream units, an integrated hob, oven and extractor hood, and space for all of the necessary appliances, while there is also a useful utility room.
On the first floor there are four double bedrooms, with the master benefitting from a large en suite bathroom. There is also a family bathroom.

The property is located just outside the small and pretty north Essex village of Arkesden. Arkesden has a local pub, a village hall set alongside
the steady flow of Wicken Water, the small river that weaves through the village. The nearby town of Saffron Walden provides plenty of everyday
amenities, including an excellent variety of shops, leisure facilities, cafés and restaurants, while further amenities can be found in Bishops Stortford and Royston, 10 and 11 miles away respectively. The local area has several schools, with the outstandingrated Clavering Primary School just a
mile away, and the Joyce Frankland Academy, for secondary, in Saffron Walden. The area is well connected, with a railway station at Audley End
providing services towards London Liverpool Street, Stansted Airport and Cambridge. By road, the M11 is within nine miles to the north or south.

To the front of the property there is a gravel driveway, which provides parking space for several vehicles and leads to the detached double
garage. There is also a small garden, with a lawn and a paved pathway leading to the house. To the rear there are further gardens, with paved
terracing, a good-sized lawn and border flowerbeds, with an additional 2 acres and views across the adjoining parkland.

8 Bedroom Detached House For Sale
8 bedroom detached house for sale 14 2350000Mullucks - Part of Hunters, Bishops Stortfordrightmove

Tenure: Freehold

WOOD HALL enjoys an exceptional elevated positon with dramatic views over the village of Arkesden and towards Cambridge to the north. It is a handsome building with rendered and brick elevations set under a pitched and tiled roof with a stone pillared and porticoed porch and double oak front doors. Inside, a grand timbered entrance hall with an exceptional staircase leads to a broad galleried landing. The four reception rooms, all open off the hall and are ideal for entertaining. The 13,500 sq ft of accommodation is arranged over three floors; the third floor has been lightly used by the current owners but could provide an annexe, office, flat and additional accommodation. There is also an indoor swimming pool with a plant room, sauna and spa.

It is difficult to date the house from the outside, but the room proportions and features, particularly the hall andcarved panelling over the dining room mantelpiece, the stone mullioned window with light and 17th century stained glass panels on the staircase, allude to a building of some age.

Wood Hall stands well away from all roads. The main driveway to the house has remote controlled gates set on brick piers, a second driveway leads to the back of the house.

This fine house sits in grounds of around 2.9 acres and is in an elevated location with very fine open countryside views. It is within walking distance of The Axe and Compass public house. There is a private driveway which passes paddocks and leads to the front of the property with a circular driveway and extensive parking. An attractive terrace runs along the wisteria clad south side of the property which provides beautiful views of the rose beds and sweeping lawn, central sundial, shrubs and flower borders. The gardens lead down to an established lake, which is a focal point and a haven for wildlife. A high quality astroturf tennis court is sheltered from the west by a line of yew trees and there is also a separate partly enclosed lawn behind the house.

Please note: A planning application for the construction of a new garage block will be submitted.
HISTORY There is evidence of a house on this elevated site as early as 1362. The property is not specifically mentioned in The Domesday Book, but the change in ownership of the village of Archesdana from Aluric Wants to Eudo Dapifer after the Norman Conquest was recorded. In the 15th century the property belonged to Joanne Hotoft and before the end of the century ownership was passed to the Langley family, then by marriage to the Cutts, who held it for around 200 years. In 1706 the estate was sold to Thomas Maynard of Bury St Edmunds and after this it changed hands several times. No records reveal the precise site of the original “Wodehall” but it took its name from the wood which surrounded the house in former times. The present house is widely accepted as having been built in 1652 but it was greatly altered and enlarged in the 18th and 19th centuries. The remains of a moat in the garden give some indication of the site of the original home, but are now only a feature of the garden. In 1926, 1,058 acres were sold in lots, dividing Wood Hall, three farms and three manors. For those not familiar with this delightful corner of NE Essex proceed with an open mind and enjoy an area of sparsely populated undulating countryside with pretty villages peppered with charming historical dwellings.

We understand The Lordship of the Manor is available and the title can be purchased bringing a variety of benefits including an exclusive pew in the village church and a note in one’s passport.

Wood Hall is situated in north west Essex, close to the Hertfordshire and Cambridgeshire borders and is about 45 miles from London. There are excellent road and rail connections, including mainline stations at Audley End and Bishop’s Stortford. The M11 lies within 10 miles, the A1 is within 22 miles and Stansted Airport lies on the outskirts of Bishop’s Stortford. There are local shopping facilities in the historic market town of Saffron Walden and a village shop in Clavering. This is an area of remarkably unspoilt, gently undulating and wooded countryside. The University town of Cambridge can be easily reached by road and rail and is an internationally regarded centre of excellence for medicine pharmaceuticals and education.
